Septic Inspections in Ocala and Marion County

A septic system is one of the most expensive things in a house to replace, and it’s buried where a general home inspector can’t see it. If you’re buying, selling or refinancing a home on septic, a septic inspection tells you what you’re dealing with. Call (352) 280-3260 to book one with a licensed local company.

When you need a septic inspection

What a septic inspection usually covers

  1. Locating the tank and uncovering the lids
  2. Pumping the tank so its walls, baffles and inlet and outlet can be seen
  3. Checking the tank for cracks, leaks, root intrusion and damaged parts
  4. Checking the drain field for wet spots, odors or signs of failure
  5. Testing pumps and alarms if the system has them
  6. A written report with the condition and any repairs needed

Ask the company exactly what’s included, since some quotes don’t include pumping.

Why it matters in Marion County

Many homes here are on older systems, and some sit on smaller lots inside the springs protection areas. If a system has to be replaced on one of those lots, it may need a nitrogen-reducing system, which costs much more than a standard tank. An inspection before closing tells you whether that bill could be coming.

Common questions

Is a septic inspection part of a regular home inspection?

Usually not. Most general home inspectors don’t open the tank or evaluate the drain field.

How long does an inspection take?

Often a few hours on site, depending on how easy the tank is to reach. Ask about turnaround on the written report if you’re working against a closing date.

Who pays for the inspection?

It’s negotiable. Buyers usually order it, but sellers sometimes get one ahead of listing.
